Renovation tips: maximizing your property's value

The most profitable renovations to increase your property's value in Belgium, from simple refreshes to complete energy renovation.

Property renovation is a powerful lever for increasing your property's value, but not all improvements are equal in terms of return on investment. In Belgium, thermal insulation work tops the list of the most profitable renovations. Roof insulation, which can cost between 40 and 80 euros per square meter, significantly reduces energy bills and improves the property's PEB score. In a market where buyers are increasingly sensitive to energy performance, moving from an E or F label to a B label can increase the property's value by 10% to 20%. Additionally, each region offers renovation grants that can cover a significant portion of costs.

The kitchen and bathroom remain the key rooms that most influence buyers' perceptions. A modernized kitchen with energy-efficient appliances and a countertop made from durable materials can offer a return on investment of 70% to 100%. For the bathroom, installing a walk-in shower, a double vanity, and modern fixtures is often enough to transform the overall impression of the property. Prioritize timeless finishes and neutral colors that will appeal to the broadest range of potential buyers.

Outdoor space design has been a strong trend since the pandemic. A well-designed terrace, a maintained garden, or even a small balcony enhanced with plants can add between 5% and 15% to the property's value. Installing solar panels is also a wise investment: beyond reducing energy costs, they constitute a major selling point. In Flanders, where the reversing meter is being gradually phased out, installations with battery storage are becoming particularly attractive.

Before embarking on renovation work, establish a realistic budget and consult an architect or specialized contractor to assess the feasibility and cost of different options. Research available regional grants, tax reductions for energy-saving work, and reduced VAT rates (6% instead of 21%) applicable to renovations of buildings over ten years old. These tax benefits can significantly improve the overall profitability of your renovation project.
